Information on Kent Island Crossing Project and the Planning Commission

 

There have been some recent conversations about an agenda item for this week’s Planning Commission Meeting regarding the Kent Island Crossing project. At Thursday’s meeting, the Planning Commission will review the amended concept plan. The original concept plan and growth allocation approval by the Planning Commission was finalized originally in 2005.  

 

The changes to the original plan that are now being reviewed include: an increase of 57,123 sf of floor area with a three story 102 bed independent living facility, a reduction of commercial floor area, an overall reduction of impervious surface coverage of 1.465 acres and the elimination of the original gas station component.    

 

This project is in the Town Center zoning district and the project is consistent with the design standards and regulations within this district. This project is not proposing any disturbance to non-tidal wetlands, a perineal stream, or shore buffer that are located on the site. The applicant for this project is proposing a long-term protection for the Critical Area Forest located on site. 

 

If the Planning Commission renders a decision that the amended plan is consistent with the original 2005 plan, then the next phase of project review will be for a determination of adequacy of public facilities to include water, sewer, roads, emergency services, and schools.
