House Bill 830 Mandates Electric Vehicle Charging Stations in New Housing Units
As of January 2, 2024, a new mandate took effect under House Bill 830, requiring the installation of electric vehicle (EV) charging equipment during the construction of specific housing units. This initiative is aimed at facilitating the adoption of electric vehicle charging requirements and promoting sustainable transportation options.
The requirement applies to housing units that incorporate a separate garage, carport, or driveway for each residential unit. These housing types encompass single-family detached houses, duplexes, and townhouses subject to the provisions of the International Residential Code. However, it does not encompass multifamily residential buildings regulated by the International Building Code.
Under the new mandate, the construction of a new housing unit must incorporate either:
- An EV-Ready Parking Space: This dedicated parking space includes an electrical panel capacity of a minimum 40 ampere circuit, Raceway Wiring (minimum ¾” Raceway), a NEMA 14-50R receptacle, and an overcurrent protection device, facilitating future installation of EV charging equipment.
OR
- An EVSE-Installed Parking Space Capable of Providing Level 2 Charging: This dedicated parking space must feature electric vehicle supply equipment fully installed from the electrical panel to the parking space. Level 2 charging involves the capability to charge an electric vehicle battery or energy storage device through an alternating current electrical service with a minimum of 208 volts, meeting industry safety standards.
This mandate aims to encourage the widespread support of electric vehicles by ensuring that residential infrastructure supports convenient and accessible charging options. By incorporating EV charging provisions in new housing construction, House Bill 830 strives to facilitate the transition to cleaner and more sustainable transportation choices.
